- About Aniljit Devgunn
A home is more than a collection of rooms. The way a property is planned, positioned and used contributes to the overall environment in which a family lives.
Vastu Shastra is a traditional Indian approach to architecture and spatial planning that considers directions, entrances, room placement and the relationship between different areas of a property.
As a Vastu Consultant in Chandigarh, I work with homeowners and property buyers who want professional guidance on Vastu for their homes. I provide consultation in Chandigarh and the Tricity, as well as for clients with properties in major cities across India.
Over the years, one thing I have consistently observed is that a property should not be judged on the basis of one Vastu rule, one direction or one room alone. Every property has its own characteristics, and that is why an individual assessment is important.
What Is Vastu Shastra?
Vastu Shastra is a traditional Indian system of architectural and spatial planning.
In general, Vastu considers aspects such as:
-
- Direction and orientation of the property
- Plot and building layout
- Main entrance
- Placement of rooms
- Kitchen and bedrooms
- Open and occupied areas
- Central portion of the property
- Staircases
- Windows and ventilation
- Surrounding structures
However, Vastu should not be treated as a simple checklist where every house is expected to follow exactly the same formula.
The circumstances of the individual property matter.
7 Important Vastu Considerations for Your Home
1. Main Entrance
The main entrance is one of the important areas I look at when assessing a property.
Its direction and position are important considerations, but I also pay attention to the surroundings of the entrance. Obstructions such as an electric pole, tree or other structures may also need to be considered.
If you are constructing a new home, it is useful to consider Vastu before finalising the design.
For an existing property, the entrance can be assessed as part of the overall Vastu of the house.
I believe the entrance should also be practical — clean, accessible, well maintained and free from unnecessary obstruction.
2. Overall Direction and Orientation
Understanding the overall orientation of a property is important before drawing conclusions about individual rooms.
I have come across properties where the individual rooms appeared to be appropriately planned, yet the overall assessment presented a different picture.
In one such case, the builder had taken care to make the individual areas of the house Vastu-friendly. However, the homeowner was still experiencing several concerns.
When I visited the property, I found that the issue was not simply related to one particular room. The overall Vastu of the property required attention.
Experiences such as this have reinforced my belief that a home should be considered as a complete property rather than as a collection of independent rooms.
3. North-East Area
The north-east has traditionally been given considerable importance in Vastu Shastra.
However, I do not believe that a single rule should automatically be applied to every home.
This is particularly relevant in flats and apartments, where the structure is often already fixed and the available space may be very different from that of an independent house.
The north-east area needs to be considered in the context of the particular property rather than through a generic online checklist.
4. Kitchen Placement
The kitchen is another important part of a home.
From a Vastu perspective, factors relating to the kitchen may include its location, cooking area and the arrangement of important elements.
I also believe that the gas stove and washing area deserve particular attention.
At the same time, Vastu considerations should always be balanced with practical requirements such as kitchen safety, ventilation, convenience and ease of use.
A kitchen needs to work for the family using it every day.
5. Bedroom and Sleeping Area
A bedroom should provide privacy and a comfortable environment for rest.
The location and arrangement of a bedroom can be considered from a Vastu perspective along with factors such as the bed, doors, windows, storage and other elements of the room.
In one of my client’s homes, most aspects of the property appeared to be in good order. However, during the assessment I found that the master bedroom was affecting the overall Vastu of the house.
This was another example of why I believe a property should not be judged simply by looking at individual rooms.
6. Centre of the Property
The central portion of a property has an important place in traditional Vastu.
Where practical, unnecessary overcrowding and excessive storage in this area can be avoided.
However, I do not recommend that homeowners make major structural changes simply because they have read a general Vastu rule online.
Every existing property has its own limitations, and any recommendation should take those circumstances into account.
7. Light, Ventilation and Organisation
A comfortable home should have good use of space, adequate ventilation and sufficient light.
Homeowners should also regularly review unnecessary clutter, unused furniture, broken items and excessive storage.
These are sensible practices for maintaining a comfortable home and can complement traditional Vastu considerations.
Common Vastu Mistakes Homeowners Make
Following Every Vastu Rule Found Online
There is an enormous amount of Vastu information available online today.
Some of it can be useful for understanding basic concepts, but not every recommendation applies to every property.
Many clients tell me that they have followed several Vastu recommendations and believe that their home is completely free from Vastu concerns. However, when I visit the property, I sometimes find that the actual situation is quite different.
This is why I recommend professional assessment rather than trying to apply every rule found online.
Making Major Changes Too Quickly
A Vastu concern does not necessarily mean that you need to demolish a wall, move a staircase or undertake expensive construction.
Before making a major change, it is important to understand the property properly.
It is always my endeavour to avoid unnecessary structural changes. Wherever appropriate, I and my team focus on practical remedies that can help address concerns while saving our clients unnecessary time, expense and inconvenience.
Focusing Only on Remedies
Remedies can be considered where appropriate, but they should not replace a proper understanding of the property.
The first priority should be identifying the relevant Vastu concerns. Once those are understood, suitable solutions can be considered.
Where a practical remedy can be used instead of an expensive structural change, I prefer that approach.
Ignoring the Complete Property
A common mistake is to focus on one room, one direction or one Vastu rule without considering the property as a whole.
The overall layout and relationship between different areas can be important.
Assuming Similar Houses Will Have the Same Vastu
Two properties can look almost identical and still have very different Vastu considerations.
I experienced this with a client who owned two adjacent houses.
At first glance, both houses appeared almost identical, including their general directions and positioning.
However, after assessing both properties, the Vastu findings were quite different.
This is one of the reasons I believe that a standard checklist cannot replace an individual assessment.
Should You Consult a Vastu Expert Before Buying a Home?
If Vastu is important to you, consulting a Vastu professional before purchasing or constructing a property can be worthwhile.
A pre-purchase assessment can help you understand important aspects of the property before making a final decision.
It can be particularly useful when:
-
- Purchasing a new house
- Buying a plot
- Constructing a home
- Purchasing an apartment
- Planning a major renovation
- Moving into a new property
Considering Vastu at the planning or purchasing stage can also provide greater flexibility than trying to address concerns after construction is complete.

Frequently Asked Questions
Can Vastu be assessed for an existing home?
Yes. Existing homes can be assessed for Vastu. The recommendations depend on the individual property and its circumstances.
Should I consult a Vastu expert before buying a property?
If Vastu is important to you, consulting a professional before purchasing can help you understand the property before making a final decision.
Can Vastu consultation be done remotely?
Depending on the property and information available, consultation may be possible remotely using floor plans, photographs, videos and measurements.
However, physical verification is preferable whenever practical, as it allows the property and its surroundings to be assessed directly.
Does every Vastu concern require construction?
No.
Every property is different. Depending on the circumstances, solutions may involve practical changes or remedies rather than major structural work.
My preference is to avoid unnecessary construction wherever a suitable alternative is available.
Final Thoughts
Vastu should not be approached through fear or a rigid collection of rules found online.
A home is a complete space, and its different areas need to be considered in context.
My experience with different properties has shown me that two homes that appear similar can have very different Vastu considerations. Similarly, a house where individual rooms appear correct may still require attention when the property is considered as a whole.
This is why I believe personalised professional guidance can be more useful than trying to solve every Vastu question through generic tips.
